Arizona Housing Market Outlook

According to a recent housing forecast from the Realtor.com® Economic Research team, mortgage rates are expected to remain above 6% in the coming year, but affordability is projected to improve slightly. For the first time since 2022, the average monthly mortgage payment is expected to drop below 30% of a typical household’s income—an important benchmark for buyers.

The forecast anticipates mortgage rates will average around 6.3% in 2026, improving from an estimated 6.6% average in 2025. While this is still higher than the historically low rates seen between 2013 and 2019, it represents gradual progress toward a more balanced market.

On a national level, home prices are expected to rise approximately 2.2% through the end of next year, following about 2% growth in 2025. Importantly for Arizona buyers and sellers, income growth and easing inflation are projected to outpace home price increases, which could help improve overall affordability despite higher interest rates.
