So with large institutions buying up affordable homes, 70% of current homeowners with a 2-3% interest rate not wanting to move, and thanks to inflation and rising material costs, zoning laws, and politics it has made it a lot more expensive for builders to build smaller more affordable homes. With all this talk about Short Term Rentals let’s go over some pros and cons. Like all real estate investing you must have multiple exit strategies - where a lot of STR investors are seeing pain is the fact that they bought with only the idea of STR cash flow covering their expenses and now as revenue is down they can’t switch it to long term without being in the negative.

Some of the best advise I have learned from owning STRs and having clients that own multiple STRs is that you have to treat it as a business. Its daily tasks and activities to be successful. Its not just set it up and forget it. If you want to get into real estate investing you have to set a game plan and you have to do your research. As a real estate investor and owner of multiple properties, I am here to share my guidance and experience with my clients 😊

There are a lot of people that cant qualify for traditional financing when it comes to growing your real estate portfolio… from being a business owner to having too many rentals where your debt-to-income ratios doesn’t support another loan there are actually so many loan options available that you don’t know about!

As a business owner myself I always go the Non-QM route when purchasing more property. I also ALWAYS have a game plan set up in case a good deal comes across my table and I have to react fast.
