Thatā€™s the number that jumped out at me from Julyā€™s Phoenix-area market data.

Yes, single-family home sales improved 3% compared to last year ā€” but that doesnā€™t mean weā€™ve suddenly shifted back into a sellerā€™s market.

šŸ” For sellers: Pricing correctly from day one matters. Starting too high and ā€œtesting the marketā€ can mean chasing buyers later with price reductions.

šŸ”‘ For buyers: Thereā€™s opportunity to negotiate! But donā€™t assume every home is negotiable ā€” especially under $400K, where weā€™re still seeing competition and above-list sales.

And just for perspective: in July 2021, 63% of homes sold ABOVE list price. Today? Just 12%.

Same Valley. Very different market.

Four words that CAN cause you panicā€¦

"The deal fell apart."

But they don't have to.

Most people think a Realtor's job ends once you're under contract.

The reality? That's when the real work often begins.

This week, I spent a significant amount of time reviewing contracts, working with my broker and title, and protecting my clients' financial interests after a transaction unexpectedly fell out of escrow.

Because when things don't go according to plan, experience matters.

A great Realtor doesn't just help you find a home.

āœ… They protect your rights.
āœ… They understand the contract.
āœ… They communicate quickly.
āœ… And they already have a backup plan before it's needed.

Anyone can celebrate at the closing table.

The right Realtor proves their value in everything that happens before it.

This particular instance involved a contract where my client is both the landlord and the seller of the home. After review and discussion with my client here is the redacted email that I sent ensuring my client is protected.

By the time this email was drafted and sent, my client and I had a plan to pivot to and are ready to take the appropriate next steps.

What matters most in hiring a Realtor is having someone beside you who knows how to pivot, protect your interests, and confidently guide you toward the next opportunity.

My clients with the new baby finally got some sleep and clear heads to give me a review!

We were chatting the other day when I reached out to check in and he made a comment to me about how them getting their home was all do to me, that just isnā€™t true. They put in the hard work, set themselves up financially and made their dream happen for their family. I was just simply the conduit who helped get them a killer deal.

I appreciate their review so much and their confidence to continue to refer me out to their friends and family!

I was lucky enough to get invited out to the Arizona Cardinals Training Camp today with WeSERV - West & SouthEast REALTORS of the Valley, and it was a blast!

Watching the players prepare reminded me of something: success doesnā€™t happen on game dayā€”it comes from all the preparation beforehand.

Itā€™s kind of like buying a home. The best outcomes come from having a game plan, the right team around you, and someone helping you call the right plays along the way.

Iā€™ll leave the football strategy to the coachesā€¦ but if youā€™re drafting your real estate team, I know a guy. šŸ˜‰šŸ”
