Most investors spend so much time thinking about what to say to a seller that they forget to ask the most important question:

👉 What does the seller actually need?

When people hear "seller financing," they often assume it's all about creative deal structures, interest rates, and negotiation tactics.

But as Mel Dorman shared in Episode 594 of The Real Estate InvestHER Podcast, the best deals start with listening.

Some sellers want monthly income.
Some want to avoid a large tax hit.
Some want certainty that the property will be cared for.
Some simply want a smooth transition.

When you take the time to understand their goals, you stop negotiating against each other and start building a solution together.

That's where seller financing becomes powerful.

It's not about convincing someone to accept your terms.

It's about listening well enough to create terms that work for everyone involved.

In this episode, Mel breaks down:
➡️ Why seller financing is simpler than most investors think
➡️ How to identify strong seller-financing opportunities
➡️ The four negotiation levers every investor should understand
➡️ How to build trust through better conversations

Sometimes the best deal-making skill isn't talking.
It's listening. 🎧

Most people think you need a bank to buy real estate.

You don't.

Before institutional lending became the norm, real estate transactions were often negotiated directly between buyers and sellers. And while traditional financing still has its place, seller financing remains one of the most powerful, and overlooked, tools available to investors today.

In today's market, with higher interest rates and the largest wealth transfer in American history underway, understanding creative financing strategies can create opportunities many investors miss.

In Episode 594 of The Real Estate InvestHER Podcast, Liz and Andresa sit down with seller financing expert Mel Dorman to break down:

• How seller financing actually works
• What makes a good seller-financed deal
• How to approach conversations with sellers
• Why the best deals create wins for both parties

Most women real estate investors didn't get into investing because they wanted another full-time job.

They got into it for freedom.

Freedom of time.
Freedom of choice.
Freedom to spend more time with family.
Freedom to build wealth on their terms.

But here's the reality...

Many investors wake up 5, 10, even 15 years later with more properties, more income, more responsibilities... and less freedom than when they started.

The crazy part?

Most don't realize it's happening until they're already trapped.

The question is...

Is that you?

In this video, I walk through the three most common traps real estate investors fall into, how to identify where you are, and what it takes to build a business that creates both wealth and freedom.

And if you're a woman real estate investor who is actively growing your portfolio, stay until the end. I have something special to share with you.

If you have been telling yourself "this is only a busy season" or "I need to keep pushing through" more times than you can count, this episode is for you.

As driven women, we go deep inside our portfolios, our businesses, and we become laser-focused on getting things done. And somewhere along the way, that drive puts blinders on us. We stop seeing the bigger picture. We stop asking bigger questions. We stop considering possibilities we have not thought of yet.

And the antidote is not working harder or waiting for the busy season to end.

It is access. Access to the right rooms, the right people, the right conversations that stretch you beyond where you are right now and show you what you have not been able to see on your own.

The investors who grow the most are not always the ones working the hardest. They are the ones who found the rooms that pushed them to think differently, ask better questions, and see possibilities they could not see from inside their own portfolio.

In Episode 593 of The Real Estate InvestHER Podcast, I'm unpacking why access to the right room might be the most underrated growth strategy for women real estate investors.

Every month you spend trying to figure it out on your own is another month your portfolio isn't growing intentionally.

Not because you're not working hard.

Not because you're not capable.

But because growth eventually requires more than effort.

It requires proximity.

You've heard it before: it takes a village.

Real estate is no different.

If you're looking for more clarity on your next steps and want to continue growing your portfolio without sacrificing the life you're working so hard to build, hear me out.

The longer you stay stuck in uncertainty, the more expensive it becomes.

Not only in missed opportunities, but in delayed decisions, unnecessary stress, and years spent carrying the weight of growth by yourself.

That's why we created STRIVE.

A strategic framework and community designed specifically for women real estate investors who are ready to stop navigating growth alone.

Inside STRIVE, women gain greater visibility into their portfolio, stronger operational foundations, better decision-making frameworks, and the support of women who understand the journey because they're living it too.

Because the goal isn't simply to add more doors to your portfolio and more headaches to your day.

The goal is to build wealth with more clarity, structure, and support.

Most women join STRIVE because they want to continue growing their portfolio.

What they often don't expect is the power of being surrounded by women who are building right alongside them.

Because inside STRIVE, growth is about more than acquiring another property.

It's about becoming a stronger investor, building a stronger business, and creating a life that aligns with what matters most.

Through our five core principles, members learn how to:

✨ Gain clarity into what's really happening across their portfolio through the Portfolio X-Ray

✨ Make more intentional decisions about where to focus their time, capital, and energy

✨ Build stronger operational foundations, systems, and teams that don't depend on them 24/7

✨ Align their business goals with the life they actually want to create

✨ Execute with the support, accountability, and perspective of other experienced women investors

But the framework is only part of the experience.

What many women value most is the community.

The weekly conversations.

The monthly masterminds.

The ability to ask questions and get honest feedback from women who understand the journey.

And our quarterly Be the Host gatherings, where we step away from the day-to-day demands of business to connect, collaborate, recharge, and build deeper relationships.

Because building wealth shouldn't feel lonely.

And some of the biggest breakthroughs happen when you're in the right room with the right people.

If you're ready to stop growing your portfolio alone and start building wealth with more clarity, structure, and support, we'd love to learn more about you.

One of the hardest truths about growth is realizing that the people, rooms, and conversations that helped you get where you are today may not be the ones that help you get where you want to go next.

At a certain point, growth stops being about finding another strategy.

It becomes about finding people who challenge your thinking, expand your perspective, and help you see opportunities you cannot see on your own.

If you've ever felt like you've outgrown the conversations around you, this week's podcast episode is for you.

🎧 Listen to Episode 593 of The Real Estate InvestHER Podcast.

One of the most common things women tell us after joining STRIVE is:

"For the first time in a long time, I don't feel like I'm carrying it all by myself."

Not because they suddenly became more confident.

Not because someone handed them a secret strategy.

But because they now have a clear framework for growth, a supportive community around them, and a business that aligns with the life they're working so hard to build.

That's why we created STRIVE.

A community and growth framework designed specifically for women real estate investors who want to scale their portfolios with greater clarity, stronger systems, better decision-making, and the support of peers who truly understand the journey.

Inside STRIVE, women gain:

✨ Clarity around what's really happening across their portfolio

✨ Stronger systems and foundations that don't depend on them 24/7

✨ Better decision-making frameworks for navigating growth

✨ Alignment between their business goals and the life they want to create

✨ Meaningful relationships with women who understand the journey because they're living it too

Take a look at the rooms you are in right now. The groups, the networks, the people you spend the most time with and ask yourself one honest question:

Are these conversations helping you grow?

This is not about judging anyone. The people who have surrounded you, the networks and groups that got you to where you are today, they are great people. They encouraged you. They showed up for you. And that matters.

But there is a difference between the network that helps you get started and the network that helps you GROW to the next level. And if you are still in the same rooms you were in three years ago, it might be worth asking whether those conversations still match where you are trying to go.

A coach once wisely said: "What got you here isn't going to get you where you want to go." and I dare to go one step further and say…”Who you go here won’t get you there.”

In Episode 593 of The Real Estate InvestHER Podcast, I'm going to walk you through three signals that your current network may no longer match the growth you are looking to achieve, and what to do about it.

Many women real estate investors spend too much time focusing on what they don’t know and not enough time recognizing the experience they already have.

They see investors with larger portfolios, more deals, or years of experience and assume they’re behind. But the skills they’ve developed through their careers and businesses, including leadership, negotiation, project management, financial decision making, and problem solving, are the same skills that help investors succeed.

Yes, there may be gaps in your knowledge of a market or asset class. Every investor has those. But knowledge can be learned.

What often matters most is the foundation you already bring to the table.

Some of the most successful investors aren’t the ones who waited until they felt ready. They’re the ones who recognized they were more prepared than they thought.

In Episode 592 of The Real Estate InvestHER Podcast, Liz shares why your experience may be one of the most overlooked assets in your investing journey through the YOU Factor Framework.
