For many high-performing women real estate investors, the challenge is no longer figuring out how to grow. The challenge is learning how to continue growing without sacrificing their health in the process.

For years, the real estate industry has worn overworking like a badge of honor. While that level of drive can create results, many women eventually reach a point where they start asking a different question:

How do I continue growing while also having the time, health, and capacity to enjoy the life I am building?

That conversation rarely happens at traditional real estate conferences, which is exactly why Angelica Ventrice will be leading:
“High Performance DNA: Unlock the Internal Strategies That Drive Profit”

During her session at InvestHER CON 2026, Angelica will dismantle limiting beliefs, recalibrate your nervous system, and ensure your body and lifestyle fuel your business instead of draining it.

You will leave with a practical blueprint to grow your business, protect your energy, and create a life that feels aligned from the inside out.

The Most Expensive Events Are Often the “Free” Ones

Let’s talk about traditional real estate conferences.
Not every room you walk into will help you grow.
Some will keep you exactly where you are.
At worst, they cost you something you can’t get back, your time.

And time is expensive.
Because while you’re sitting in the wrong room, you’re missing the opportunity to be in the right one.
Driven women real estate investors don’t need more inspiration.
They don’t need more noise or overcomplicated plans.
They need real frameworks they can apply.
They need to build actual skill sets.
They need strategic relationships where every conversation adds value.
That’s the difference.

In Episode 588 of The Real Estate InvestHER Podcast, Liz and Andresa sit down with Alecia St. Germain, investor and coach to over 10,000 entrepreneurs, to break down how to recognize the difference between rooms that move you forward and rooms that are simply designed to sell to you.

Because where you spend your time shapes how you grow.

The real estate industry has one solution for every problem...buy another property, with almost no conversation around whether that strategy is actually sustainable for the person building it.

There’s one question that changes everything about how women evaluate their portfolio, and most traditional real estate conversations avoid it because it challenges the way success has traditionally been measured.

A major shift is happening in commercial real estate right now, and a lot of investors are not paying attention to it yet.

Many baby boomers who spent decades building businesses and owning commercial properties are beginning to transition out of those assets. In many cases, the next generation does not want to manage the real estate.

According to Torrey Benson, this is one of the reasons more investors are starting to pay attention to commercial real estate opportunities and triple net lease (NNN) investing.

Because these are not always institutional skyscrapers owned by massive corporations. Many are relationship-driven deals tied to long-time owners who care deeply about who takes over the property next.

At InvestHER CON 2026, Torrey is breaking down how investors can begin understanding commercial triple net investing, including how to evaluate leases, identify strong tenants, review potential risks, and approach commercial property opportunities more strategically.

If commercial real estate investing has ever felt intimidating or “too advanced,” this conversation may completely shift how you look at the market.

Here’s a refined version with grammar cleaned up, stronger flow, and a slightly sharper close while keeping your tone intact:

One of the biggest myths about raising private money for a real estate deal is believing that if the deal is good enough… the money will automatically come.

It doesn’t.

A lot of investors lose opportunities not because the deal was bad, but because they were not prepared to clearly communicate:
• Their track record
• The breakdown of the numbers
• How they are mitigating risk
• Why an investor should trust them with capital

Because passive investors are not just evaluating the property. They are evaluating YOU.

And for many active investors, that’s the part nobody teaches. At InvestHER CON, Lauren Brychell is leading a hands-on workshop: “Private Money: Build a Bulletproof Pitch Deck”

She’ll walk through the actual structure of a strong investor presentation, including:
• Must-have disclosures
• How to communicate your track record authentically
• How to present the opportunity clearly
• How to create confidence with passive investors

And you’ll leave with your deck completed and the clear framework to plug and play.

Because raising capital is not about “asking for money.”
It’s about learning how to communicate opportunity with clarity and credibility.

Cost segregation can completely change how investors think about cash flow, tax strategy, and the timeline of accessing savings from their properties.

And now AI is entering the conversation.

More investors are starting to explore AI tools to help analyze properties and identify potential cost segregation opportunities. The technology is evolving fast, and naturally people are curious about how it can support decision making. But there is an important conversation happening around where AI can help...and where human expertise still matters.

Because cost segregation is not just about generating numbers. It involves engineering studies, tax strategy, documentation, and understanding the bigger financial picture behind the property.

At InvestHER CON Kim Lochridge , will break down how cost segregation shifts the timeline of depreciation to put more cash in your pocket today. By accelerating your savings, you can increase cash flow, create more momentum, and potentially scale faster with the assets you already own.

Because creating more cash flow is not always about buying more.
Sometimes it is about understanding how to optimize what you already own.

Are You Actually Going to Become Financially Free?

Sit with that for a second.

There’s a moment where financial freedom stops being an inspiring idea…
and starts becoming a decision.
A decision to invest with intention.

To surround yourself with people who elevate your thinking.
To step into leadership and remove yourself from the day-to-day.
To make confident, strategic moves.

This is where most people pause.
The idea is exciting.
The decision requires effort, consistency, and a different level of ownership...that’s the gap.

In Episode 588 of The Real Estate InvestHER Podcast, Liz and Andresa sit down with Alecia St. Germain, investor and coach to over 10,000 entrepreneurs, to unpack the difference between wanting a different life and actually committing to it.
The women who actually build the life they say they want stop liking the idea and start living the decision. If you’ve been thinking about your next level, this is the conversation that brings you back to one question:
Have you decided?

You know what’s interesting about self-directed IRAs and real estate investing?

Some people spend years learning how to diversify inside the stock market…while never realizing their retirement accounts can potentially be used to invest in real estate too.

And once you start understanding self-directed IRAs, a whole different conversation opens up around how capital can move.

For active investors, SDIRAs can create faster access to capital, fewer traditional lending bottlenecks, and more flexibility when structuring deals.

For passive investors, it creates another lens on how retirement funds can potentially be diversified beyond traditional Wall Street investments and strategically deployed into real estate opportunities.

At InvestHER CON 2026, happening June 14-16 in Scottsdale, Arizona, Dana Udumulla is leading a session on how investors are leveraging SDIRAs to diversify beyond traditional markets and create opportunities for both active and passive investors.

The real estate industry has trained a lot of people to measure success by one thing:

Unit count.

And for a lot of women, that quietly creates pressure because they start measuring themselves by someone else’s definition of success.

But many women are not investing because they want the biggest empire in the room.

They want choice.
Freedom of time.
The ability to make decisions without constant financial pressure.
A portfolio that supports their life instead of consuming it.

And that requires a different conversation than simply “buy another property.”

At some point, the question becomes:
Does this strategy actually support the life I want to build?

That shift completely changed how I started making strategic investment decisions.

TONIGHT at 7PM, I’m hosting a live webinar where I’ll break down the 3 strategies that helped me make my next real estate decisions with more confidence, clarity, and alignment instead of pressure and fear.

Feeling behind is not always about having too much to do. Sometimes it is about how often your attention gets pulled away from what matters most.

In Episode 587 of The Real Estate InvestHER Podcast, Liz talks with Erin Bradley, entrepreneur, coach, and author of Pursuing Freedom, about a shift that can change how you work and live.
When every text, email, and notification feels urgent, your energy gets fragmented. And often what feels like a time shortage is really an attention leak.

One of Erin’s most powerful reminders is that not everything that lands in front of you deserves an immediate response.
The next time something pulls at you, pause and ask: Does this really need my attention right now…or am I just handling it because it feels uncomfortable not to?

That one question can change your day.

I lost count of how many times I’ve been told something couldn’t be done.

And inside me, I immediately think:
“Okay… watch me.”

And that’s exactly what happened when we were at brunch and got told the umbrellas were not working. Meanwhile, there’s a pregnant woman determined to figure this out, and within seconds everyone jumped in and made it happen.

And honestly, that energy says so much about women investors.

From opening a damn umbrella to building portfolios to breaking cycles of financial dependency for our families, women keep finding a way to make things happen.

So find your tribe. Find the women who are not standing on the sidelines.

Find the women who don’t automatically accept “that can’t be done.”

Because when you find them, you become unstoppable.
