Tulum recap. 📷 🌺

I was honored to be invited as the Compass Arizona Ambassador for Tulum, specifically for Amari Villas and the upcoming .

Amari Villas are already 90% sold, with just a couple still under construction, and Cosmo Estates just broke ground!

Cosmo will be a gated community with 17 estates, 10 villas, and one Grande Palace, plus restaurants, shopping, an art gallery, and so many amenities built into the community.

It is exciting to see what is being created there, especially for clients who love the idea of owning somewhere beautiful, private, and lifestyle-driven outside of Arizona.

More to come on this. Tulum has my attention in a big way!

June is off to a good start! 🏡 ✨

Two homes are officially under contract. For my buyer, it was about finding the right fit and writing an offer that made sense.

For my seller, it was about positioning the home well and getting the right buyer in place.

Asking for a friend, obviously. 😉

The truth is, homes tell you so much about people. I think that is why I still love this job so much. It is never just about the house.

If 18-year-old me could chat with current me, let’s just say there would be a lot of surprises, haha.

Some good. Some hard. Some that took way longer than I thought they would. But I do think a little bit of “delusional” belief matters.

Owning a home was always one of those goals for me. If that is a goal for you, too, here is where I would start:

✨ Get clear on what you can comfortably afford, not just what you technically qualify for.

✨ Talk to a lender before you start falling in love with homes online.

✨ Start saving for more than the down payment, because inspections, closing costs, and moving expenses matter too.

✨ Pay attention to the areas you actually live your life in. Commute, schools, restaurants, parks, family, all of it.

✨ And find someone who will tell you the truth, even when it is not the answer you hoped for.

You do not have to have it all figured out today. You just need a real first step. If homeownership is something you keep thinking about, I am happy to help you understand what it could look like.

If you were selling your home, would you keep it as a private, pocket listing or put it out there and let the market respond?

I understand why a private listing is appealing. Fewer showings, a sense of exclusivity, and more control over the process. There are absolutely situations where that makes sense, especially if convenience is the priority.

But if it were my home, I would go to the open market.
I want as many qualified buyers to see it as possible. Exposure creates interest, and interest is what leads to stronger offers and better terms.

When you stay private, you are naturally limiting that opportunity. Some buyers never even get the chance to step in and compete.

So it really comes down to what matters most to you. Convenience or maximizing your outcome.

The hardest part of my job is when a client falls in love with the wrong house.

Because I still have to tell them the truth.

That can mean pointing out red flags, having honest conversations about pricing, or slowing things down when emotions are moving faster than the numbers.

It is not always what people want to hear in the moment, but it is what protects you long term.

You are not hiring me to be a yes person. You are hiring me to think clearly, ask the right questions, and guide you through decisions that actually make sense for your life.

That matters more than getting a deal done quickly. 🤎

There is always another job, another city, another chapter, but never another life. I think a lot of people are feeling that right now.🧡

Thinking about buying or selling, but every headline seems to say something different?

I get why that feels confusing.😅

Arizona listing prices are down from where they were. Homes are taking longer to sell than they did a couple of years ago. Buyers have more room to negotiate than they have had in a while.

This just means the market is more normal than what we got used to during the rush.

For sellers, pricing too high and hoping someone will chase it is not the same strategy it was in 2021 or 2022.

For buyers, waiting for the “perfect” moment can backfire too, especially if the right home comes up and the numbers actually work.

This is where timing matters. Not the market’s timing. Yours.

Are you moving because your family needs more space? Relocating to Phoenix? Downsizing in Scottsdale? Trying to get closer to school, work, or the people you love?

That matters more than a national headline. You may never feel 100% ready, but you should never feel like you are guessing.
