Nobody warns you about deed fraud when you buy a home in Arizona. And nobody tells you how simple it is to protect yourself from it.

Here’s the short version: someone can file a forged document with the county, and, on paper, your home is no longer yours. Most homeowners don’t find out until they go to sell or refinance. It’s the kind of surprise no one should ever open.

The good news is that the fix takes about two minutes, costs nothing, and I put the steps together for you.

What nobody tells you before moving to Phoenix and what I make sure all of my out of state relocation clients understand.

Everyone hears “dry heat” and thinks they’ve mentally prepared. And then they move here in July and realize it’s something else entirely. It’s not just the number on the thermometer. It’s the lifestyle recalibration that comes with it:

→ Earlier mornings
→ Later evenings
→ Lots of water

A whole different rhythm to the day that takes a real adjustment.

But here’s what the people who’ve been in the Valley for years understand that newcomers don’t: the summer isn’t the whole story. It’s almost like a dues-paying season. You get through it, and then October hits and you remember exactly why people keep moving here from all over the country. The winters, the springs, the ability to actually be outside doing things from October through May, it’s Jennuinely hard to beat.

I talk to a lot of people who are considering a move to Phoenix and the summers always come up. What I tell them is this: go in with eyes open, adjust your expectations about what “outdoor living” looks like for those months, and talk to people who actually live here, not just the highlight reel version of Arizona living.

The Valley has a lot going on underneath the surface, and I love helping people understand what it’s actually like before they make the leap.

It’s a tale of two markets. Before you make the decision that this market is not for you, there is something far more important to consider.

Two houses. Same state, same month, same market stats.

A renovated historic home downtown, right around $975,000. It drew a bidding war.

A horse property in San Tan Valley, around $650,000. A hundred and eighty days on the market.

The less expensive one is the house waiting on a more specific buyer.

It is not the price. It is how many people are actually searching for that exact type of property.

There are about twenty homes like that horse property on the market right now in San Tan Valley. Twenty. And a buyer has to want horses, be able to carry the number, and be willing to live that far out. Take away one of those three and they are not a buyer.

Nothing is wrong with that house. The room is just small, and when the room is that small, price and condition and patience do all the work that competition does everywhere else.

Which is why the Greater Phoenix median cannot tell you one useful thing about your house.

How do you know you’ve found a Realtor worth referring in Phoenix, Arizona?

It’s not the number of homes they’ve sold or how long their list of accolades might be.

It’s whether you trust them with someone you care about.

Because when you send a friend, neighbor, colleague, or family member my way, I know you’re trusting me with more than a name. You’re trusting me with a relationship.

That means knowing when a repair is worth pursuing-and when it isn’t. Looking beyond the surface when something about a home deserves a closer look. Asking the questions your friend may not know to ask yet.

And sometimes, it means being willing to say, “I know you love it. But I don’t think this is the right one.”

That kind of Jennuine honesty matters to me.
