What kind of market are we in?
That is a loaded question, but here is a very concise, well thought out answer for you, based on numbers, trends and over 27 years of Real Estate Knowledge:
Nearly 39% of Arizona homeowners own their homes outright, with no mortgage at all. These are not distressed sellers.
Among homeowners who do have a mortgage, approximately 43% are equity rich, meaning they have at least 50% equity in their homes. They are not distressed sellers either.
Nationally, more than half of all homeowners with mortgages have locked in interest rates below 4%, and nearly 20% are enjoying rare "unicorn" rates below 3%.
Could home prices adjust? Absolutely. But housing crashes are typically fueled by large numbers of homeowners who are forced to sell. Today's market simply doesn't reflect those conditions.
Sellers can afford to wait.
For buyers, my advice has not changed: It's better to have time in the market than to spend your time trying to time the market.
