The July market delivered a bit of a mixed message.

Inventory continued to decline, home prices remained remarkably steady, and sellers still averaged over 97% of their asking price. At the same time, pending sales and homes going under contract slowed compared to both last month and last year, an early sign that buyer activity has softened.

The biggest takeaway? This doesn't look like a market under stress. It looks like a market behaving seasonally, with many sellers choosing to wait until the fall and buyers becoming a bit more selective.

As always, real estate is hyper-local. Your neighborhood may be telling a very different story than the market as a whole.
