Going from engineering to real estate may look like a major career change — and in plenty of ways, it was.

I’ve realized how much of the mindset came with me.

My engineering and semiconductor background taught me to pay attention to details, troubleshoot problems, work through information logically, and communicate clearly when the stakes matter.

Today, I use those same habits in a very different environment.

I still ask a lot of questions.
I still like systems and checklists.
I still want to understand the “why” behind the numbers.
And I still believe complicated information should be explained in a way people can actually use.

So while the industry changed, a big part of how I approach the work didn’t.

One of the most common seller questions is:
“Can I sell my home if I still have a mortgage?”

Yes. Having a mortgage does not automatically prevent you from selling.

At closing, your remaining mortgage payoff is typically handled from the sale proceeds. From there, your final proceeds depend on factors such as your sale price, mortgage payoff, transaction costs and other amounts due at closing.

A few things are worth understanding before you list:
Your payoff amount may differ from your statement balance.
Your equity is an estimate until the final numbers are known.
If you may owe more than the home could sell for, look at the situation before committing to a sale.

The goal isn’t to guess from an online home value or mortgage statement. It’s to understand the numbers that actually apply to your property.

How closely is buyer activity tracking new inventory in San Tan Valley?

Current ARMLS RapidStats activity shows:
294 new residential listings
264 residential listings under contract

That puts the two counts just 30 listings apart.

These numbers should not be interpreted as 264 of those specific 294 new listings going under contract — they are separate measures of current market activity.

What they do give us is another view of the market: new inventory is arriving, while buyer activity is still keeping relatively close pace.

That’s why I prefer looking at several local indicators instead of trying to describe an entire market with one number.
