Phoenix Housing Market Enters Reset Mode. Here's November 2025 Market Update👇

The market is cooling but it’s not collapsing.

Active listings eased slightly to 24,394, still up 14% year-over-year, while prices remain steady with a median sales price of $450,000 and an average of $585,876. Homes spent an average of 84 days on market, up nearly 17%, signaling a slower but more thoughtful pace.

The absorption rate dipped to 21.6%, placing Phoenix on the edge of a balanced market. For buyers, that means more breathing room and negotiating power. For sellers, strategy and presentation are non-negotiable, well-prepared, move-in-ready listings continue to outperform across Scottsdale and Paradise Valley.
