Aloravita Neighborhood Review: Is This Peoria Community Worth the Price Per Square Foot?

Yesterday, in 111-degree heat, I toured Aloravita — the master-planned community sitting right at 83rd Avenue and Happy Valley Road in Peoria, Arizona.

I wasn’t there to sell you anything. I was there to walk the models, talk to the sales teams, and give you the same unfiltered feedback I’d give a client sitting across from my desk.

If you’re new here: I score every neighborhood I tour on five categories, 0–10, no exceptions.

Here’s how Aloravita stacked up.

Conveniences: 7.5/10
Aloravita has come a long way in just a few years. You’ve got Safeway, a gas station, Chick-fil-A, and Starbucks all within reach, plus two personal favorites — Bourbon & Bones right across the street, and Sparrow (their salads are outstanding).

You’re also a quick, easy drive — around 15 minutes — to I-17, Highway 303, and Glendale’s hospitals and medical facilities. This is a genuinely convenient pocket of the Valley.
Commercial Development: 7/10

If you bought here a couple of years ago, you likely saw strong equity growth. Today, the area is largely built out — commercial included — so that early-mover advantage has started to balance out. I’m not giving this an 8, because you’re trading home size for location. You’re buying prime real estate and the land it sits on. If that trade-off matters to you, go 20–30 minutes out and you’ll get more house for your money. If location and proximity are the priority, Aloravita still delivers.

Price Per Square Foot: 8/10 (location) — but 5/10 (what’s inside)
Here’s where I want to be really direct with you, because this is exactly the kind of nuance that gets lost in a listing photo.
From a land-value standpoint, the price per square foot here is fair — an 8. You’re paying for location, and the numbers reflect that honestly.
But from a “what am I actually getting inside the home” standpoint, I’m dropping that to a 5. At a price point starting in the high $600s, I expected more from standard builder features. This isn’t a knock on the community — it’s a reflection of the cost of the dirt underneath the house.

Just know going in: you’re buying the address, not necessarily upgraded finish-outs.

HOA: 6.5/10
Fair, but not a wow factor. This is a “just enough to be dangerous, not enough to impress” HOA — which, frankly, describes most HOAs right now. What you are paying for is walkability: Starbucks, Chick-fil-A, CCV Church, and nearby schools are all reachable without getting in your car. Just don’t expect bells and whistles that separate Aloravita from its neighbors.
Community Communication: 10/10
I don’t hand out 10s lightly — this is the first one I’ve given. The sales counselor I worked with was thorough and genuinely helpful: build timelines, which homes were spec vs. build-from-the-ground-up, premium lot options, all clearly laid out. Some models even offered electronic keypad entry for easy self-touring. This is exactly the experience every buyer deserves and doesn’t always get.
The Builders: Taylor Morrison & Lennar
I walked Taylor Morrison and Lennar models (a couple other builders are represented in the community as well). Finish-outs were on par with what you’ll see in surrounding Surprise-area communities — nothing that screams “wow factor,” but nothing that misses the mark either. Elevations are standard for the Valley. And honestly, from a resale perspective, that’s not a bad thing — a home that blends in with quality craftsmanship is often an easier sell down the road than something too eclectic for the area.
My Bottom Line on Aloravita
You’re not buying a house here so much as you’re buying a location — walkable conveniences, easy freeway access, and proximity to Glendale’s medical corridor. If that’s your priority, this community earns its price tag. If you want more square footage and upgraded standard features for the same dollar, you’ll need to look further out.
