Title companies are one of those things nobody thinks about until they're sitting at a closing table — and by then it's a little late to ask questions.

Here's the short version of what they actually do:
📋 Search the property's history to make sure there are no liens, disputes, or ownership issues
🔒 Issue title insurance to protect you if something unexpected comes up after closing
📝 Handle the closing paperwork and make sure funds are transferred correctly
✅ Make sure the deed gets recorded properly so the home is officially yours

They're one of the most important people in any transaction — and most buyers and sellers barely know they exist.

The fall market isn't a slow market. It's just a different one.

Here's what shifts when summer ends:

☀️ Summer: more buyers, more competition, faster decisions, emotional purchasing
🍂 Fall: fewer buyers but more serious ones, motivated sellers, more room to negotiate

What that means for buyers: less competition and more breathing room to make smart decisions.

What that means for sellers: the buyers walking through your door in October aren't casual browsers. They have a reason to move.
