April home prices are in for Central Ohio.

A few things stood out:

📈 Westerville led the region with a 16.1% increase in median home price.

📈 Newark (+15.6%) and Hilliard (+15.2%) weren’t far behind.

📉 Meanwhile, Delaware (-5.3%) and Bexley (-6.1%) moved in the opposite direction.

And while New Albany ($776,000) and Dublin ($582,500) remain some of the region’s most expensive markets, both were essentially unchanged from a year ago.

Just another reminder that what’s happening in one Central Ohio community isn’t always what’s happening in another.

The most competitive homes in Central Ohio right now aren’t always the cheapest ones.

They’re the ones buyers don’t have to second guess.

That’s becoming one of the biggest themes in this market.

Because buyers today are taking longer to make decisions — but when a home is updated, well-presented, priced correctly, and in a desirable area? Those homes are still moving.

The hesitation is showing up more around homes that feel overpriced, outdated, or unfinished.

• Inventory climbed above 5,000 homes
• Days on market increased 22% YoY
• Median home prices rose 8.3%

That’s not a market falling apart.

It’s a market where buyers are becoming far more intentional about what they’re willing to pay top dollar for.

And that’s creating a bigger separation between standout homes and everything else.

For a long time, Columbus felt like one of the country’s best-kept secrets.

The latest Census estimates suggest the rest of the country is starting to figure that out too.

Columbus added nearly 7,700 new residents in a single year, making it one of the fastest-growing large cities in America — and the only Midwest city anywhere near the top of the rankings.

At the metro level, Columbus is now growing faster than places like Indianapolis, Cincinnati, and Cleveland.

And it’s not just happening downtown.

Powell added more than 1,000 residents. Delaware added nearly 1,200. Grove City added more than 1,200. West Jefferson is growing so quickly it’s about to officially become a city.

At the same time, some longtime suburbs like Dublin, Westerville, Upper Arlington, and Bexley all saw estimated population declines.

Central Ohio isn’t just getting bigger — it’s reshaping where people live, where development is happening, and what the region looks like moving forward.

Supercharged Entertainment is planning a 125,000-square-foot entertainment center near Polaris that could include:
• an 80,000 sq ft multi-level indoor go-kart track
• a two-floor arcade with 200+ games
• challenge rooms & group activities
• a full restaurant and bar overlooking the track
• and hundreds of new jobs

The company says the Columbus-area location would feature the tallest track they’ve built yet.

If approved, it would join nearby spots like Topgolf, Star Lanes, Smash Park, and the upcoming Puttshack near Polaris.

The Columbus Zoo may be getting much bigger than just a zoo.

The zoo is currently exploring plans for a themed upscale hotel near the entrance of the property as part of its larger 2040 Framework expansion vision.

And this isn’t just a small hotel proposal.

According to planning documents, the project being explored could include:
• 130+ guest rooms
• themed family suites
• zoo-view balconies
• restaurants + retail
• meeting + event space
• an indoor pool + waterslide
• conservation-focused experiences throughout the hotel

The proposed hotel development is estimated to cost between $32–45 million and would be privately financed through a development partner selected by the zoo.

The bigger picture is what makes this especially interesting.

The zoo’s long-term vision also includes:
• expanded animal habitats
• updated arrival + parking experiences
• a dedicated conservation center
• and a planned 100,000-square-foot standalone aquarium

Between the zoo, Zoombezi Bay, Safari Golf Club, the future aquarium, and now potentially a hotel, the Powell campus seems to be evolving into much more of a multi-day destination experience.

One week it’s 80°.
A few days later it’s cold, windy, and pouring rain.

After days of cryptic posters, drone shows, projections on Ohio Stadium, and nonstop fan theories online…Twenty One Pilots finally revealed what Columbus was hoping for.

The hometown duo is officially playing Ohio Stadium on October 17 in what they’re calling the biggest U.S. headline show of their career.

Tyler Joseph and Josh Dun say it’ll also be:
• their longest set ever
• the first time they’ve built a setlist for a single standalone show
• and one of the most emotional moments of their career

The rollout itself was peak Twenty One Pilots.

Fans spent days decoding “FROM HERE” posters across Columbus venues tied to the band’s history, from Newport Music Hall to Nationwide Arena, while theories exploded online about secret albums, another Tour de Columbus, and hidden meanings behind the campaign.

Now it all leads to Ohio Stadium.

Ten years ago, we represented the sale of this home when this family purchased it.

This year, we helped them sell it as they begin a new chapter in Florida after welcoming their first grandchild.
