📸 Inspection Spotlight – Stone Veneer & Chimney Moisture Issues

Today’s inspection revealed significant concerns with a stone-veneer chimney. As you can see in the photos, efflorescence is present on both the front and rear faces of the chimney—a clear indicator of moisture intrusion.

A major contributing factor: the chimney cap was constructed entirely of mortar, which offers inadequate long-term protection and often allows water to pe*****te directly into the structure. Over time, this can lead to internal damage, mold, rot, and costly repairs if not addressed properly.

Stone Veneer inspection completed on the homeowner’s timeline. Inspection of the building envelope is important. Installation deficiencies and moisture intrusion can go undetected otherwise.

Visual only stucco inspection. To properly evaluate the stucco system for moisture intrusion, moisture probing is recommended. In rare circumstances, sellers will not allow probing of the stucco.
Probing is part of the standard stucco inspection process.

Typically in circumstances where probing cannot be initially completed, identified deficiencies and interior evidence or moisture intrusion are documented with a recommendation of moisture probing.

As a building envelope consultant, I inspect all cladding types. However sometimes clients only one specific portions of the home inspected. Typically, the stone veneer and stucco. However there can be issues with all types of cladding. Quality construction is an issue industry wide.
