🏡1. Don’t shop at the top of your preapproval.
Just because a lender approves you for a certain amount doesn’t mean you’ll actually be comfortable with that payment. Leave room in your budget for utilities, maintenance, repairs, and the unexpected that comes with owning a house.

💰2. Don’t make major financial moves before closing.
Avoid opening new credit cards, financing a car, taking on new debt, or making other major financial changes without talking to your lender first. Your finances can be reviewed again before closing, and a change that seems harmless could create a problem with your loan.

🧐3. Don’t skip your due diligence because you love the house. The house looking perfect doesn’t mean there aren’t expensive problems hiding underneath it. Use your inspection period to investigate the property and understand what you’re buying before you get too far into the transaction.
