First listing of the year is LIVE. I'll be in Oakland's Maxwell Park District this Sunday from 2-4:30. This one is a 2 bed, 2.5 bath 1102 sq. ft. home priced at.... $549K. 5 agents have already downloaded the disclosures in less than 24 hours on the market.

Rates have come down rather significantly since the fall and news outlets are reporting buyers are returning to the market. There's only 4.8 Weeks of Supply in Oakland, making me optimistic for my sellers.

Many people have been asking me about the recent news story stating that home values would rise 50-100% because of the coming wave of Tech IPOs. The headline was eye catching to say the least... The individual being interviewed said values would rise 50-100%, but if you read the rest of his statement (or saw the interview on TV), he said it would take 5-10 years for that to happen. A look back at HISTORY will show that this has basically already happened TWICE in the last 20 years. It's not IPO's that will continue to force Bay Area home prices higher. It's simple economics. Not enough supply and too much demand. On the supply side, the availability of land to construct new homes is difficult to find AND when said land is found, San Francisco, Oakland and Berkeley don't exactly make it easy to build new construction. Add to that the fact that most neighborhoods have a NIMBY approach to new construction in their neighborhood and you have a continued SUPPLY problem. On the demand side, wages are generally very high in the bay area and there's an abundance of jobs (low unemployment).

Home prices will likely double in the next 10 years, however, that prediction isn't news. It's history repeating itself. Supply and demand are the unavoidable enemies of Bay Area housing prices NOT the Tech companies behind the coming wave of IPO's.

Lyft, Uber and every other tech company are planning an IPO soon. How scared should San Francisco be of another tech money tsunami?
