Homebuyers often hesitate when they discover a property comes with HOA fees, but experts say those monthly costs can be worth it depending on what they cover and how well the association is managed.

HOA fees typically fund shared amenities and services such as landscaping, security, insurance for common areas, utilities, and long-term repair reserves, costs that can offset other household expenses and help protect property values.

Mortgage rates edged lower in the final days of 2025 as Treasury yields eased.

The average 30-year fixed mortgage fell to 6.15% for the week ending Dec. 31, down from 6.18% the prior week and the lowest level of the year, according to Freddie Mac. By comparison, rates averaged 6.91% at this time in 2024.

"After starting the year close to 7%, the average 30-year fixed-rate mortgage moved to its lowest level in 2025 this week, an encouraging sign for potential homebuyers heading into the new year," said Sam Khater, Freddie Mac’s chief economist.

Walter and Debbie Priebe renovated their Pompano Beach home in 2021, adding a second story to the house they bought in 2002 for $650,000.

The upgrade triggered a full reassessment, and by 2023 their annual property tax bill jumped from $15,000 to over $90,000. Florida law treats major improvements as new construction, removing protections like the Save Our Homes cap, which had limited annual increases in assessed value.

The Priebes appealed, but the county upheld the new valuation based on nearby sales, including all-cash offers topping $4 million. Their story underscores a growing issue: rising home values and outdated tax laws are making property taxes unaffordable for even long-term homeowners.

Home prices and mortgage rates aren't the only homeowner expenses going up these days. Property taxes are also on the rise.

Median property taxes in the U.S. rose by an average of 10.4% from 2021 to 2023 (the latest year of available data).

That means the average homeowner needs to fork over about $2,969 a year in property taxes, which is roughly an additional $247 per month.

Would you live in a family-friend compound?
