Choosing a realtor that does their research is really important....Here is why....

Home 1 sold May 31 - Listed for $250,000 being 1401 sf and sold for $25k over asking at $196/sf ($275,000 sales price)

Home 2 - 1438 sf - listed for $239,900 or $166/sf - this is $30 per sf less then the last recent sale of a property within the neighborhood and 2 weeks from listing.

Home 3 - 1400 sf - listed for $238,000 or $170/sf - this is over $20 per sf less then the most recent close of a property within the neighborhood 2 weeks from listing.

It is your duty as a realtor to get the best price for your seller.... as a seller I would be more then a little pi**ed if I found out my house listed for 10k less than the last comparable listing and that there was $35k that is being left on the table not being pursued by my realtor not seeking best ex*****on.

Earth tones are far from drab or boring. In fact, they can be quite the opposite.

Smart use of the color palette roots you back to nature 🌳 which creates a soothing environment that's also very versatile.

To keep things interesting, add pops of vibrant tones — orange 🧡 is an amazing choice — and interesting textures — wood or velvets are great selections — to create bold eye-catching statements.

✏️ "Fun" fact of the day: did you know that home values in the U.S. have increased 7.2% ❗ since 2018 according to Clear Capital?

And though we’ve been seeing a slow down in 2020 — the beginning of this year marking the slowest growth rate (2.5%) since 2013 according to daveramsey.com — the National Association of Realtors suggests taking advantage of the time right now. 👍

The housing market is a “temporary softening” with an expected “strong rebound.”
