From James: I've decided I'm going to continue to stir the pot in 2026 for the simple reason that I'm in the market to buy a new home. And in the market I live, one company has up to 30% of the inventory in private exclusive status where as a current homebuyer - I cannot see any of that inventory unless I get my ass in a car and drive down to their office to view the inventory in a book - which homebuyers simply won't do. Fortunately, I happen to have friends at that company who will share it with me because they also see past this charade that so many have bought into. I cannot for the life of me understand how any listing agent can look at themselves in the mirror everyday and convince their sellers that private listings are a good idea - especially in this market. Up to 30% of sellers have no idea that I cannot view their home where homebuyers actually shop (Zillow and Realtor.com) or that I might be interested in buying their house. It's so F'd up!
