The latest market statistics were just released by the Louisiana REALTORS® Association, and I always enjoy digging into the numbers to see what's happening right here in our local market.

According to the newest report from the Greater Central Louisiana REALTORS® Association:

• Average Sales Price: $221,937
• Median Sales Price: $195,000
• Average Days on Market: 69

One thing these numbers remind us is that real estate is local. While national headlines can be interesting, what's happening here in Cenla is what matters most when you're buying, selling, or simply keeping an eye on your home's value.

Here’s a quick breakdown of the most common paint finishes and where they tend to work best:

✨ Flat/Matte
Great for low-traffic spaces like bedrooms and ceilings. It gives a soft, modern look and hides imperfections really well.

✨ Eggshell
One of the most popular choices for main living areas. It has a slight softness to it but is still easier to wipe clean than flat paint.

The latest Cenla market numbers are in, and overall, our local market is staying strong. 🏡

Compared to this time last year:
• Closed sales are up
• Pending sales are up
• Home prices have increased
• Homes are selling slightly faster

One thing I always tell people is that national headlines don’t always reflect what’s happening right here in Central Louisiana.
