- The “take it or leave it” era is over - Nationally, 44% of sellers made concessions to buyers in 2025. I’m seeing the same thing locally: sellers offer repair credits, support with closing costs and timeline flexibility.
- Not all homes are performing the same - Established neighborhoods are in high demand.
- Buyers have more options right now with inventory increasing.
- Home sales are set to rebound in 202 up to 14% this year as inventory rises and mortgage rates ease slightly. (Source: NAR December 2025)

In reality, it starts way earlier... with prep, pricing, and how the home is positioned before buyers ever step inside.

Everyone’s situation is completely different — which is exactly why a one-sentence answer never tells you what you actually need to know.

Two people can ask the same “How’s the market?” question and get totally different advice… because their timelines, goals, and life plans aren’t the same.
