Things I’ve shared with my San Luis Obispo, CA clients who want to sell in 2026 🎯
* The “take it or leave it” era is over - Nationally, 44% of sellers made concessions to buyers in 2025. I’m seeing the same thing locally: sellers offer repair credits, support with closing costs and timeline flexibility. It doesn’t happen in every scenario, but it’s more common than not to see sellers making some sort of concession.
* Not all homes are performing the same - Some properties are getting 10+ offers, while some are sitting on the market for a few weeks before getting an accepted offer. PRICE is the ultimate driver. Homes that are priced right (or slightly aggressive) are creating urgency, competition, and stronger terms.
* Buyers have more options right now with inventory increasing.
* Home sales are set to rebound in 2026 up to 14% this year as inventory rises and mortgage rates ease slightly. (Source: NAR December 2025)
