Pittsburgh continues to see strong momentum with several major development projects moving forward across the city.
One of the most significant is the Esplanade on the North Side, a large mixed-use redevelopment expected to transform nearly 15 acres of former industrial property into housing, retail, public spaces, and riverfront parks, marking one of the largest new development projects in the city in recent years.
In the Strip District, historic buildings are being converted into residential space. The Bittner Building is planned to be redeveloped into condominium residences, adding new housing stock while preserving the neighborhood’s historic character.
Downtown Pittsburgh continues to evolve, with a range of development activity focused on converting underused office space into residential units, supporting retail and mixed-use space, and enhancing public plazas and pedestrian areas.
In the Hazelwood neighborhood, the Hazelwood Green project — a large-scale redevelopment of a 178-acre former steel mill site along the Monongahela River — remains a long-term focus for housing, commercial space, and community amenities. Plans have included residential development phases and community-oriented mixed use, and additional projects are underway as part of the site’s ongoing transformation.
In addition, the city has launched the Main and Main initiative, aimed at supporting investment and revitalization in neighborhood business districts, including housing development incentives, facade improvements, and other tools designed to strengthen local commercial corridors.
Together, these developments reflect a city that is steadily expanding housing options, reactivating historic areas, and supporting long-term neighborhood and economic growth.
