It feels good to get a property UNDER CONTRACT - and believe it or not, this one isn't for myself!

We weren't the only offer, but we ended up being the best offer, and that's what matters. Still plenty of work to do to get to the finish line, but in my Bill Belichick voice, "We're On To Inspections."

During this hectic home-searching + offer-writing process, I've realized how much fun it is to work with buyers. I especially enjoy being able to provide valuable insight from each of my past purchases; both investment properties and primary residences.

Just wanted to give a special shout-out to a few amazing contractors, both of whom recently completed jobs for my new primary residence:

PGX Heating & Cooling installed a brand new furnace + AC (with a smart thermostat setup) in less than a full day. Everything went smooth and the owner, Pat, was more than willing to explain everything that was done, and even helped take a look at a few other heating systems in the house that I had questions about. Pricing was super competitive and cleanup was like they were never there! If you have any HVAC needs, PGX is the call to make!

Moving into a new home with old carpet is not ideal, but within 2 full days of work, Wilson & Pitts Floors (www.pittsfloors.com) gave us a whole different space. Almost 500 square feet of solid Tennessee hickory hardwoods were flawlessly installed in two huge rooms. On top of that, waterproof vinyl plank flooring was laid in a large sunroom, providing a bright and durable surface in just a half days' work. Communication and cost were both A+ from Pitts Floors - I couldn't recommend these guys more!
