Congratulations to my seller for trusting my expertise and going against the noise which allowed him to sell his home over our Listing price of 215k despite many potential buyers, lenders, colleagues insisting he wouldn’t get over 200k due to the lack of comps in his neighborhood!
My seller added a ton of value to his personal home and luckily the appraiser and our buyer noticed!! 💪🏾💪🏾💪🏾💪🏾

Exciting day today! 🎉 I attended a home inspection with one of my buyers who’s purchasing a duplex with a smart plan to house hack. They’ll live in one side while the other is fully occupied and bringing in rent, meaning their mortgage will be mostly, if not fully, covered by rental income!

Even better, my buyer was able to secure an FHA loan with just 3.5% down and, as a first-time homebuyer, qualified for a grant to reduce closing costs. 🙌
