🏡 Happy Closing Day to Oleh — a brand-new homeowner! 🎉

Oleh reached out to me over a year ago, but he wasn’t quite ready to buy yet. So instead of rushing it, we figured out a plan and started working toward the goal.

Fast forward several months — BOOM! He closed! 😄

Was it actually that easy? Nope 😂

We made a couple of offers that didn’t get accepted. And looking back, I truly believe those homes just weren’t meant to be. Sometimes life has a better plan waiting around the corner.

And today, Oleh officially became a homeowner and purchased a beautiful townhome in Ross Township! 🏠🔑

This is exactly why I love what I do — helping people get from “I’m not ready yet” to “OMG, I have a house!” ❤️

🏡 Another flip project completed & SOLD! 🔨

We found this one off-market, saw the potential, and gave it a complete revamp from top to bottom.

When we first listed it, the grandson of the previous owner came by just to see what we had done. His reaction? He was genuinely wowed by the transformation. 🥹

That moment was pretty special because you could see how much the house had changed while still keeping it a home with history.

And then came the best part — we sold it to a first-time homebuyer, who now gets to start their own chapter here. ❤️

Congratulations on this new chapter! You two were SO much fun to work with, and I’m genuinely excited to watch you turn this house into a home. I already know it’s going to be just as unique, stylish, and full of personality as the two of you.

House hacking is one of those things that sounds complicated until you actually see how simple the concept can be.

You buy a home, live in part of it, and rent out the other part.

In Pittsburgh, that might mean a duplex in Brookline, Bellevue, Dormont, Carnegie, Point Breeze, or one of the many other neighborhoods where duplexes and homes with separate living spaces are part of the housing stock.

And no — I’m not saying every duplex is a good investment. I’m also not going to tell you that being a landlord is passive income. 😂 its not.

But I LOVE the idea of buying a home that can help you build wealth while you’re living your normal life.
