A couple of family antiques (and an heirloom tiger) joined the menagerie at my favorite place to spend a holiday. May this serve as the Christmas card I didn’t send and a very merry one to you all!! 🎄🥂

A little reminiscing today about my first love — my sweet rowhouse on Pacific 💕💕💕

1. Simple and fresh when we passed her along to a new family this spring, design assistance from the ever-genius , 📸 2. The dark days of 2016 - no ceiling (that plywood was the improvement on little bits of coal and splinters falling everywhere), no floor (outdoor rugs are 🙌), sink on stilts for what felt like an eternity (she wobbled and clogged, but she lived for over a year) 3. It’s amazing what a floor and some drywall can do 😍 JMG putting the champion in

When I tell my clients I want to see their renovation photos, I do mean it! Does vicarious progress taste better or just different?

Now serving ✨Windowseat of my Dreams✨

When we bought our Swissvale house, someone had painted these windows shut and a different someone has painted the white tiled seat mud brown. made the windows work again (no small task with new ropes and weatherstripping as well as reglazing almost all of the lower panes). Last night I finished sewing cushion covers (tyvm curtains) and now I don’t want to be anywhere else in this luscious autumnal gloom.

Because no one can resist a drama-filled before and after — 2018–>2022

This house moves slowly. 15+ years abandoned, 3 years for me to purchase (I’ll tell you all about the magical highs and lows of the municipal buying process circa 2017), and 5 years for the full glow up! I’m so proud of all the work that and I did with the help of my dad, the inimitable Aggie Brose of (rest in peace knowing that you transformed your old block once again), many fearless contractors, and the team who got us through the final stretch! Excited for many slow years of care and enjoyment 🌻

We plant people develop our own plant palates. When I was a kid, my mom’s was simple - spider plants and butterfly plants ONLY. Our little apartment was very if a little monocrop-y. When she died, she had a lot of tiny succulents that I’ve sentimentally tried to keep alive with middling success. We are not succulent people.
Yesterday I repotted most of my kitchen plants and realized they were all gifts, expanding my own home’s plant palate. Thank you to these babies’ first plant people and cheers to growing and branching out, though sometimes at the speed of jade.
