Fannie Mae just released their 2026 housing forecast and if you've been waiting for rates to drop before buying, you need to hear this.
They're projecting mortgage rates to stay around 6.3% through the end of 2026 and into 2027. That's not a rumor. That's not doom and gloom. That's the official forecast from the organization that backs the majority of mortgages written in this country.
So here's the real conversation we need to have.
Every buyer who is waiting is planning to buy at the same time. When rates do eventually come down, demand spikes, inventory gets absorbed overnight, and suddenly you're in a bidding war on a house that cost less six months ago.
Waiting has a price. It just doesn't show up on your monthly statement until it's too late.
The buyers winning right now are the ones who stopped waiting for perfect and started planning for smart. Lower purchase price. Seller concessions. Rate buydowns. Refinance when rates drop.
