There's more than one way to get an offer to the table. After two decades in Pittsburgh real estate, I've learned to adapt to the agent on the other side, not the other way around.

LISTED OVER A YEAR!

Yep, agents never like you to know when this happens but, it does. The market was shifting down, we didn't think we were THAT high. The market spoke to us by providing few showings so, we adjusted the price to catch up to the market but, couldn't catch up fast enough. We finally got an offer, then another 1 at the same time! CRAZY! i negotiated them up as high as possible, accepted then they pulled their offer. Thank goodness the non-winning offer was still around. True to fashion, after the inspection the buyer asked for almost the exact amount they came up from their original offer during the highest and best process. So, I had to pick apart each thing they cited as the reason for asking more then $15k off the sale price which I did. It is a batter the whole way & you have to have an agent that knows how to navigate & willing to outlast the other party when negotiating. Noteworthy: the buyer did not have agent representation, just hired an attorney to rep them.
