I don’t talk about this chapter very often, but at one point I decided opening a taco shop was a great idea.

Not working in one.

Not eating tacos.

Owning one.

Looking back, I have a lot of questions for that version of myself.

The funny thing is, some of the decisions that make the least sense on paper end up teaching you the most. That taco shop taught me more about people, business, stress, and problem-solving than I ever expected.

Would I do it again?

Absolutely not.

Am I glad I did it?

Nope! Seriously. Big mistake.

The advice I would ignore if I were buying my first home today: wait for the right market.

Most buyers act like one day Pittsburgh is going to ring a bell and announce that everything is finally perfect. Lower rates. More inventory. Less competition. Better prices.

That’s not how this works.

The buyers who usually come out ahead are the ones who buy when they’re financially and personally ready. Then they adjust as the market changes around them.

If you’ve been scrolling listings for months and still haven’t called an agent this is for you. Most first time buyers in Pittsburgh are stuck on one thing-they think they need more money than they do. The 20% down rule is outdated. There are loan programs that can get you into a home for a lot less and I walk every buyer through exactly what they can qualify for before we ever tour a single house.
