🚨Congratulations to my client for submitting the winning bid over 4 other offers! I met my client at an open house 2 months. He was excited to buy his first house but didn’t quite understand where to begin or the process involved. From there I got to work!😁
Step 1. Buyer consultation ✅
Step 2. Recommend great local lenders for pre approval ✅
Step 3. Set up a search criteria based off of wants, needs and location ✅
Step 4. Send comparable properties that have sold in the last 6 months that fit those wants, needs and location to help set realistic expectations on pricing and condition of properties. ✅
Step 5. Begin the house tour process! Throughout each house tour, discuss pros and cons of condition and layout. Possible material defects. Future expenses and anticipated repairs and cost associated. Most importantly, discuss exterior water drainage and where the water is going. ✅
Step 6. Begin to narrow down price, location, wants and needs. Readjust criteria and budget after having a better understanding of the market. ✅
Step 7. Criteria, location and expectations are set for specific properties! Begin to set expectations on anticipated multiple offer situations and the best approach to win the offer for when we find the right property ✅
Step 8. Find the perfect property in great condition that has been well maintained that matches buyers criteria and expectations ✅
Step 9. Confidently submit and negotiate a strong enough offer to win a multiple offer situation ✅
Step 10. Call your client to tell them the great news and begin the next steps when offer is accepted ✅
