Paying points isn’t really a rate question. It’s a timeline question.
Take the difference in closing costs, divide it by the difference in monthly payment, and you get your break even point in months.
If that number is 24, you need to keep the loan about 2 years before the points pay you back. Planning to refinance or sell before then? Points probably aren’t worth it.
