Last year I got a call from a client who needed to sell a home he'd bought less than a year earlier. Life had hit him hard. He needed out.

We got it under contract. Then the buyer's financing fell through days before closing.

You know what happens next. The house gets stigmatized whether it deserves it or not. My client was distraught. We had about a week to get it back under contract or the listing was coming down.

I went back to work. Got it under agreement within days. Negotiated better terms than the first contract.

The buyer who closed on it actually appreciated what made the home special. Paid a premium for it. And because of how we marketed that property, my client sold for more than 15% above what he paid less than a year earlier.

He walked away able to rebuild. I walked away exhausted but proud.

That deal reminded me why the way you present a home matters. And why you don't quit when things fall apart.
