Relationship building is the whole game. Not the fancy opener.
I do not cold-call agents with "you should come to Howard Hanna" as sentence one. They don't care. First call should feel like support โ not a brochure.
I text my co-brokes when they have a sale coming through. Hey โ this is who I am. If you need me, you've got me. Now we know each other before something goes sideways.

I'm the fun boss, sure. I'm also the manager who wants agents who understand that your co-broke isn't the enemy. They're often the reason a termination doesn't happen.
When you already have a personal rapport, you can call and ask: what's going on? What can sellers do for buyers? What can buyers help sellers with? More deals hit the closing table that way. Full stop.
