The seller accepted your offer.

You’re excited. You tell your family. Maybe you even tear up a little.

Then the inspection report hits your inbox.

It’s 47 pages long.

And almost every first-time buyer reads it and immediately thinks the deal is falling apart. Roof issues. Plumbing notes. Electrical flags. Even something small like a cracked window seal in the guest bath.

That’s when the panic sets in. Some buyers want to walk. Others want to ask the seller to fix everything on the list.

Here’s the part I wish more people understood sooner:

Every home has a report like that. New construction. Half-million dollar homes. Even the house you grew up in would have one.

An inspection report isn’t a verdict. It’s a snapshot. It lists everything—big and small—together in the same tone.

A loose outlet cover and a failing HVAC system look exactly the same on paper.
That’s why your job (with a good agent) is to separate what actually matters.

Safety issues or big-ticket repairs? We negotiate those—strategically.

Normal wear and tear? We let it go. Because asking a seller to fix a sticky door and an aging water heater at the same time is how deals fall apart over things that don’t really matter.

I’ve seen too many first-time buyers lose great homes because they treat the inspection like a grade instead of what it really is.

It’s a tool. You just need to know how to use it.
