A new study reveals how long it would take the average earner in each state to save for a median-priced home.

Using data from the Bureau of Economic Analysis and the U.S. Census Bureau, the analysis by Leave The Key Homebuyers highlights the stark reality of the housing affordability gap nationwide.

šŸ”¹ Hawaii ranks as the least affordable state, where the average worker would need 28 years and 10 months just to save for a down payment.

Mortgage rates fell on Thursday to their lowest level since April 2023 — 6.2 percent for a 30-year fixed-rate mortgage, down from 6.35 percent a week before, according to Freddie Mac.

That’s a sharp drop from the high of 7.8 percent recorded last October and welcome news for would-be home buyers who have been priced out of the property market, as well as homeowners who bought at high rates and are eager to refinance. It also comes as the Federal Reserve gets ready for its next policy meeting next week, when it’s expected to announce the first interest-rate cut since it began hiking rates in March 2022 to combat spiraling inflation.

If you overpay you can't make up for that but if rates drop you can refinance. This is a good article and put this in perspective.

Homebuyers in nearly half of the country need to earn at least six figures to be able to purchase a home.

Nationally, the typical household would need to earn $99,000 to buy a median-priced home of $415,500 in February. This also accounts for property taxes and insurance costs, and assumes a 10% down payment. However, the typical household income in America was only about $75,000 in 2022, according to the U.S. Census Bureau.

ā€œFor many people who want to buy a house, it’s just not feasible right now,ā€ says senior economic research analyst Hannah Jones. ā€œEven for households that can afford a home, the monthly cost is going to be much higher than it was two, three, four years ago.ā€
