So what does all this mean? ๐Ÿคฏ C.A.R. (California Association of Realtors) completed a Housing Market Forecast at the end of 2022 and concluded the following:

1. Most high-wage industries were insulated from COVID job losses.
2. Nearly 2/3 of buyers STILL work remotely at least part-time; more importantly, most of them plan to continue working remotely at least part-time. (64% of Buyers surveyed indicated that their remote ability highly influenced their decision to purchase a home.)
3. As rates have risen, affordability has plunged into the teens for the state overall, which hasn't happened since 2006 when it hit 12%!
4. Consequently, Buyer demand has dipped BELOW pre-pandemic levels.
5. Supply has risen slightly, but with demand down, DOM (Days on Market) has also gone up- see market stats for evidence of that!

So in a nutshell:
๐Ÿ“ By historical standards, rates are still relatively low.
๐Ÿ“ Buyers, especially those able to work remotely, are still in the marketplace and motivated to buy.
๐Ÿ“Inflation, although expected to stay elevated, won't keep everyone on the sidelines.
๐Ÿ“Sellers are highly motivated due to lengthy DOM.

Bottom line- the "perfect" time to buy or sell may be now; it may have been 6 months ago...or perhaps a year from now. Only you can make that decision based upon your circumstances- financial or otherwise. You've got questions; we've got answers.
