The Mosquito Bridge Project was started in 2013 and it is near completion! This is bridge will cut down emergency response time from 45 minutes to 25 minutes! Cutting down drive time will also raise the property values of homes in the Swansboro community!

Selling while buying at the same time can be nerve racking but with the right realtor, the process can be seamless!

Sellers always need to have a sale contingency, meaning if their home doesn’t sell, they are not obligated to buy the home they made an offer on. This is vital to avoid owning two homes at once and having two mortgage payments, that may not be affordable.

Is it really possible to buy a house “as is” without making any repairs, in California? Technically yes. But getting the bank to approve a loan for a home that needs repairs is more difficult.

Even if the buyer and seller agree to move forward with the transaction “as is”, the bank still wants to ensure it is making a sound investment. So the bank will require certain repairs to be made before approving the buyers loan.

The most common repairs required are pest infestations, dry rot and a roof that needs to be replaced.

So how can you truly guarantee an “as is” sale? Buying a home with all cash, when a loan is not required.

Tax Write Offs for Home Owners in 2025! Take advantage of these tax write offs when you itemize your deductions. In past years 90% of tax payers did not have enough tax write offs to itemize their deductions and opted to use the standard deduction. However since the state and local taxes (SALT) deduction limit has been raised to $40k from $10k, tax payers have a better chance of being able to itemize their deductions and receive a larger tax write off!
