Hey there, Buyers and Sellers! Let's dive into the exciting world of real estate metrics in Sacramento County, and how they all tie together. This data is for May 2024-June data is not yet released.

First up, we have the Months Supply of Inventory sitting at 1.63. This number tells us how long it would take to sell all the current homes on the market at the current sales pace. With a low number like this, it indicates a seller's market where demand is high and supply is limited.

Next, we see that the 12-Month Change in Months of Inventory has increased by 63%. This means that inventory levels have gone up significantly over the past year, potentially shifting the market towards a more balanced or even buyer-friendly environment.

Despite the increase in inventory, the Median Days Homes are On the Market is just 10 days. This quick turnaround time indicates strong buyer interest and competitive pricing in the market.

The List to Sold Price Percentage is also impressive at 101.3%. This means that, on average, homes are selling for slightly above their list price, showing the strength of the market and the willingness of buyers to pay a premium for desirable properties.

Lastly, the Median Sold Price is $545,000, giving us a snapshot of the current market value for homes in the area. This number can serve as a benchmark for both buyers and sellers to understand pricing trends and make informed decisions.

This weekend, let’s take a moment to honor all those who lost their lives, and especially their families, so that we’re able to enjoy life the way we do.
We complain about so much: politics, inflation, insurance , traffic, taxes, other people…but we GET to have these first world problems because at the heart of the matter, this country was built on democracy and free-will, and has been defended time after time, by those on the front lines who’ve lost their lives to preserve our freedoms. Let’s not take that for granted.
Let’s take a moment to feel grateful. 💞🙏🏻🇺🇸
