As of August 17, 2024, a new rule mandates that MLS participants must have a written agreement with buyers before conducting home tours, whether in-person or virtual. The agreement must specify the services provided and the compensation structure. This rule aims to ensure buyers understand their agent's role and associated costs before committing to a home.

It’s important to understand that compensation for your buyer broker can take various forms based on negotiations between you and your broker. These forms may include:

• A fixed-fee commission paid directly by you.
• A concession from the seller.
• A portion of the listing broker’s compensation.

Despite recent changes, compensation remains negotiable. While MLSs will no longer list compensation offers for buyer brokers, this does not prevent compensation arrangements from being made off-MLS or through buyer concessions (such as for closing costs).
