The spring season brings frequent and strong rainstorms. The rain runoff can cause major damage to your home and landscaping. Roof gutters and proper length extensions are the #1 defense in leading roof runoff water away from your home. #2 is having a well maintained below foundation grade sump pump that can remove the excess water in the soil/ground around/underneath your home. Removal of this excess water prevents it backing up into your home causing extensive damage to personal belongings/property. Be sure to check the operation of sump pumps monthly.

During the winter months most people notice their skin, lips, hands and scalp getting dry or cracking not only outside but inside your home as well. For some dry eyes, sore throats and “perpetual colds” are an issue. Dry winter air can aggravate asthma, dust allergies, and even cause nosebleeds for some people. Whole-home humidifiers can be a solution to these irritating conditions inside your home. But it will require regular maintenance to get the best performance. Check the operation of the humidifier components monthly (even during spring and summer months) and replace water pads/drum belts/steam bottles as needed or recommended by the manufacturer.

Home Safety Tip: Keeping your gutters clean of leaves, sticks and seed pods can be a dangerous task. Before attempting the task be sure to be in good health and good mobility/balance. Be sure to inspect your ladder for any defects (cracks, missing hardware, broken rungs). Check the ground where the ladder will be setup to make sure it is solid enough to support the ladder and user. Keeping gutters flowing prevents back-ups/overflows, icicle formation, and most importantly keeps water away from the foundation when proper length extensions are used.

Home Safety Tip: Ahead of the holiday cooking season ensure stove-top range exhaust hood/ microwave exhaust vent filters are cleaned to prevent grease/flash fires. Read exhaust or microwave manuals on how to remove the filters. Most filters can be cleaned with hot water, dish soap and elbow grease depending on thickness of grease buildup.

Late summer into the early fall/autumn season are the prime time of the year for bees, wasps, yellow jackets and hornets to become more irritating/aggressive to humans/pets(outdoors). I.e buzzing around people during backyard bbq/activities with food or strong colognes/perfumes. Pets that get too close to the hive(which can be underground). These insects’ food needs changes during this time of year and are desperately looking for sugar-based food to consume and will attack(swarm/sting) if threatened during the search. It is best to examine the exterior of your home several times during the spring and summer months to spot/locate nests early. It is highly recommended to contact “Professional” pest removal companies or a bee hive relocation company, which may also want to relocate the hive to a better area away from homes and people interaction.

Domestic water heaters (Potable) (Drinking, bathing/showering and cooking use water only) The tank temperature can usually be easily adjusted with electronic controls/temperature selector k***s on the front of the hot water heater itself. The recommended water temperature out of the faucets should be right around 120-125 degrees. This temperature is an industry standard but if you/ your family are the only users of the water heater you can make adjustments to the temperature to suit your specific family needs ie: Toddlers/small children that are starting to access sinks and tub faucets by themselves, a reduced temperature could prevent skin burns/scalding. Families using a large amount of water to fill a bath/soaking tubs/multiple consecutive showers could increase the water temperature to satisfy their bathing needs. In either case, making small adjustments is key and always check the water temperature approximately 1-4 hours afterwards.

Home Safety Tip: Most home security systems offer monitored water/wet sensors. They won’t turn off or stop the source but will notify the alarm system and owner of a leak in progress. Using these sensors can minimize repair bills from damaged property/valuables that otherwise may not be covered by insurance. Also, condominium/apartment buildings are a great place to utilize these sensors because the potential for water/property damage is much higher due to damaged floors below the source of the leak. Often resident relocation is required to clean (mold remediation) and make repairs in cases of large-scale water leaks. Best locations for these sensors to be used are behind the washing machine, next to water heater(if inside living space), under sinks, next to furnace, behind refrigerator with ice/water dispenser built-in, behind toilets and in basement/crawlspace areas.

Garage door operation: Garage doors and automatic openers have the potential to be very dangerous if not operating/operated correctly. They should be professionally inspected to pass a direct contact(obstruction/entrapment/crush) test. Additionally, Non-contact safety systems use extra equipment(sensors/strips)wired to the opener. The most common additional safety devices used with garage door openers are Photoelectric eyes. These "eyes"/sensors are located near the bottom of each side rail/track of the garage door and emit and detect beams of light. If this beam is broken, it will cause the door to immediately reverse direction and open. For safety reasons, photo sensors must be installed at a maximum of 6 inches above the floor.
No one should stand or walk beneath a garage door while it is in motion. Adults should set an example for children and teach them about garage door safety. Children should not be permitted to operate the garage door opener push button or wireless remote and should be warned about the many moving parts of the garage door and automatic opener. Additionally, excessive noise, pops and bangs are heard during operation are great warning signs that service may be needed to avoid costly part/unit replacement.
Do not install photo sensors in any other location besides owner manual recommendations.
