Beginning August 17th, a significant shift in the home buying process will take effect. All prospective buyers must now sign a Buyer Representation Agreement with a real estate agent BEFORE viewing any property.

What does this mean for you?
Mandatory Buyer Representation Agreement:
To gain access to properties, buyers must enter into a formal agreement with a real estate agent outlining the terms of their representation.

No More "Just Show Me the House":

Understanding the Agreement:
This contract details the agent's duties, the buyer's obligations, and the commission structure.

Commission Negotiations:
While commission rates will no longer be publicly advertised on the MLS, they remain negotiable. Buyers have options to cover agent commissions through seller concessions, direct payment to the agents brokerage, or out-of-pocket expenses.

This one is officially SOLD and CLOSED. As a realtor, this was one of the smoothest transactions I've experienced thanks to a wonderful team of professionals on both the buyer and seller side.

This home was listed on the Private Listing Network on a Tuesday, listed publicly on Thursday, and by Sunday there were back to back showings, two open houses scheduled, 30+ families through the open houses, and 6 offers.

The buyers were chosen based on several different terms, it is not always the contract price that is the deciding factor.
