Really hot water (170) at the tub spout. Instant injury/scalding to anyone (kids) playing with the tub/shower valve.
Tub/shower valves have adjustments to keep water at 115 degrees at its hottest.
Remember to check/install carbon monoxide detectors as well.

Here is the hottest temperature reading at a tub spout we have ever had (166 degrees). This can lead to serious injury, especially to young children. A qualified/licensed plumber can adjust the temperature control devices at the tub/shower valves if you have a similar situation. Also...PLEASE check your smoke and Carbon Monoxide detectors for proper operation.

Here is an improper way to line your old chimney. This flue services the furnace and water heater of the home. The incorrect pitch can create back drafting of either unit and possibly allow carbon monoxide to enter the home. Proper flue pitch should be at least 1/4 inch rise per foot run. Lining your old masonry chimney allows exhaust gases to exit the home before cooling and creating condensation inside the old chimney.
Please remember to ensure proper working carbon monoxide detectors in your home. Test monthly.

Also, make sure your carbon monoxide detectors are working.

During inspections we have indicators that certain remodeling projects have not been inspected by the local municipality (no permits). As an example, we measured hot water at this tub spout to be at 146 degrees, very dangerous. Professional plumbers know that hot water at tub and showers shouldn't exceed 120 degrees for safety.
Also make sure you have carbon monoxide detectors in your home.,

Happy fall everyone. Temperatures are dropping and furnaces are being turned on. Please have you furnaces "clean and checked" by a professional HVAC contracter. Call us if you need a referal. Most importantly, make sure your carbon monoxide detector is in good working order.
