Market shift happening right now: listings are starting to outpace closings.

If you’re a buyer, this could create leverage and opportunity as inventory builds.

If you’re a seller, pricing and condition matter more than ever. The homes that are priced right and show well are still selling — but buyers are becoming more selective.

Strategy is starting to matter again in this market.

The number one lever that is controlling everything in our real estate market is interest rates. A few weeks ago, we saw interest rates dip below 6%, but now they have risen back up again. That dip was before the current concerns with Iran and the newest inflation reports. When rates went down, we saw some buyers get rates around 5 - 5 ½%. When that happened, the market got really excited, and we noticed our listings moving a lot quicker. During that time, buyers weren’t having as much hesitation, and affordability was more doable.

Unfortunately, now, interest rates are back up over 6%. This is due a lot to geopolitical concerns and inflation. The Fed has said that we are in a wait-and-see position, with no big cuts coming soon.

We are now back in the market where buyers are understandably hesitating. The wave of refinancing has completely stalled, and now we are just waiting to see where the rates will go from here.

So we're now in this balancing game again.

If you are a home seller, I would expect that buyers are going to become more hesitant and cautious before purchasing your home. If you are a buyer, I would expect your affordability to be a little less than it was even a few weeks ago.

If you are looking to sell your home in today’s micro shifting market, which changes every single day, and has so much uncertainty due to interest rates, geopolitical concerns, and all the other things happening today, there is one phrase I want you to hear.

In this market, you do not get the opportunity to test the price that your home sells for. In this market, you have to earn the price that your home sells for.

There are four things that sell a home: price, condition, location, and marketing. You need to make sure that all of these things are in tune with one another. If you want to sell with success in today’s market, you have to earn it. Testing it does not work.
