Should you add your children to your deed now or allow them to inherit your house after your death?

In this video, I explain how transferring a house while you are alive could affect your children’s tax basis and potentially create a larger capital gains tax bill when they sell. I also explain carryover basis, step-up in basis and how a properly funded revocable living trust may help you maintain control and avoid probate.

Do not add someone to your deed simply because it appears to be the easiest solution. Speak with an estate-planning attorney and a qualified tax professional before transferring your property.

Reporting your rental income isn’t only about staying compliant — it can also allow you to properly document your income and take advantage of eligible rental-property deductions, including:

✅ Mortgage interest
✅ Property taxes
✅ Insurance
✅ Repairs & maintenance
✅ Utilities
✅ Professional and management expenses
✅ Depreciation
✅ Other qualified rental expenses

Most importantly, properly filed tax returns can become very important when you're ready to qualify for financing and purchase your next investment property.

Your goal shouldn't just be to buy your first multifamily. Set yourself up correctly so you can buy the second, third, and continue building your portfolio.

Work with a qualified CPA or tax professional who understands rental real estate.
