This Memorial Day, we pause to honor the brave men and women who made the ultimate sacrifice for our country. 🇺🇸

Today, we honor the courage, sacrifice, and selflessness of the men and women who never came home. Their legacy lives on in the freedoms we often take for granted.

May we never forget the cost of freedom. ❤️🤍💙

Would this be an option for you?

Lieutenant Governor Kim Driscoll said in a press release. “By offering fixed-rate second mortgages of up to $250,000 through trusted community lenders, we’re helping more families move from plans and permits to construction. ADUs can support multigenerational living, help seniors stay close to family and create new rental opportunities in communities statewide.

Eligible Massachusetts homeowners now have access to a funded second mortgage up to $250,000 for the addition of an ADU.

Spring selling season is almost here, and the data is already telling a story.

Take a look at the bottom-right graph. Year-over-year sale-to-list price ratios peak between May and July. Translation? That’s when sellers historically see the strongest returns.

If selling is even remotely on your 2025 radar, waiting it out rarely pays. Preparation and timing do.

The smart move is getting ahead of the curve, not chasing it.

Thinking about selling this year? Let’s talk now so you’re ready when the market is. Message me to set up a quick, no-pressure conversation.

So true, numbers don't lie,

2019: "I'm waiting for the market to crash."
2020: "Pandemic! See? I was right!"
2021: "Prices are insane. I'll wait."
2022: "Rates are too high. I'll wait."
2023: "Still too expensive."
2024: "New administration..."
2025: Still renting. Still waiting. Still wrong.

Meanwhile, the "panic buyers" of 2019?
They own homes worth $95k more.
They've built six years of equity.
They're not paying rent.

The crash you're waiting for?
Even if prices drop 15%, that's $417k → $354k.
Still $32k more than 2019.
You're still behind.

And when prices DO drop?
Every "patient" buyer floods the market.
That $354k house gets 15 offers.
Bidding war pushes it to $375k.
You waited six years to overpay anyway.

One of you is winning. Hint: Not you.

Every year you wait costs:

Appreciation you'll never recover
Equity you'll never build
Rent you'll never get back

Selling your house as-is may sound like a good idea – until you look at what’s happening in the market.

On the surface, it feels easy. No repairs. No projects. No extra effort. But here’s the reality.
Right now, most sellers are making at least some repairs before they list.

Why? Because inventory is up, buyers have choices again, and condition matters.

Homes that feel move-in ready get more attention and stronger offers.
Homes that don’t? They sit longer and sell for less.

Now, that doesn’t mean selling as-is is wrong. It just means it comes with trade-offs.

Before you choose the easy route, let’s look at all your options. I’ll show you what buyers are responding to right now in our market – and help you decide what makes the most sense for your situation.

What was supposed to be a smooth 12/22 closing turned into a real-estate plot twist.

Just days before closing, a water leak flooded the first floor of Kim’s condo. Cue emergency cleanup, insurance adjusters, repairs, holiday delays… and a lot of patience.

After navigating all of that, we finally crossed the finish line on 1/9/2026 🎉

Huge thanks to Cain, Esq., Choiniere, and Karbasi—this one truly took a team effort, persistence, and good humor to get it done. Grateful to work with professionals who don’t panic when things get messy (literally).

As November settles in and the holiday season approaches, I find myself appreciating the people who make this work so meaningful. The support, friendship, and encouragement I receive from clients, neighbors, and friends like you is something I’m truly grateful for.

This time of year has a way of reminding us to pause, look around, and appreciate the connections that shape our lives. Every conversation, every bit of trust, and every referral you’ve shared means more to me than you know.

Wishing you a warm, peaceful November and a joyful start to the holidays. I’m thankful for you—today and every season.
