2️⃣ days ago, on the 17th, the NAR settlement changes took effect.

What does this mean for you as a buyer?

➡️ Now, we are required to have a signed buyer agency agreement in place before showing a property. However, if you are still in the process of selecting the right agent for you, we can customize these agreements to be specific to the property or a certain length of time.

The ultimate goal remains the same! To establish a strong relationship with an agent you trust and who will help you achieve your real estate goals seamlessly.

While change can be challenging for many, I have always operated with these agreements in place. So, for both me and the clients I have assisted, not much changes. I understand the inconvenience of having to sign this document just to view a property, but please know that this is now a standard requirement for everyone.

Hope you guys had a great 4th of July holiday.
Over the weekend, I had a nice conversation at the beach and was asked some great questions about why some individuals are still purchasing homes in the current market with high interest rates. I wanted to share some insights with you.

Here are the three main reasons why some people are choosing to buy despite the prevailing interest rates:

Firstly, those who are buying homes in this market are not solely influenced by interest rates. They understand the high rates but have other strong motivations for their decision. People who are purchasing homes now are aware of the rates but are driven by the immediate needs and changes happening in their lives. Life is happening NOW for them.

Reason #1: There is a pressing need! Individuals may have an urgent need or desire to buy a home due to various life circumstances. Whether it's growing families, relocation, or personal changes, these factors can drive the decision to purchase a home now.

Reason #2: They have obtained preapproval and feel confident in their ability to manage mortgage payments even with the current high rates. It is crucial to ensure that you can comfortably afford the payments at the current rate.

Reason #3: They have found a home that meets their needs and fits within their budget. This is important! The challenge lies in finding a property that aligns with their requirements and financial capabilities, especially in their preferred location.
