The Dallas Mavericks are exploring potential locations for a new arena, including the current City Hall site. Team officials say conversations with the city started more than a year ago. However, some council members have raised concerns about how those discussions began. The team is now reportedly focused on two possible sites, City Hall and a location in Far North Dallas. If you’re buying or selling, you need to understand what an appraisal gap really means before you’re in one. Because when it happens, it can completely change the direction of a deal.

An appraisal gap occurs when a home is under contract, but the appraised value comes in lower than the agreed purchase price. That difference has to be handled somehow. Buyers may need to bring additional cash to closing, sellers may need to adjust the price, or both sides may need to renegotiate terms.

This is one of those moments in real estate where preparation makes all the difference. When you understand the possibility ahead of time, you can plan for it, negotiate with confidence, and avoid making emotional decisions under pressure.

The goal isn’t to avoid challenges, it’s to be ready for them.

DFW is now the #1 destination in the U.S. for Gen Z movers.

A new report shows more young adults moved here in 2025 than anywhere else, driven by job growth and opportunity.

Uptown Dallas (75204) is one of the hottest neighborhoods in the country right now.

But not all areas are gaining, Allen is seeing a Gen Z decline.

Buying your first home is exciting, and it should be. But excitement does not mean you rush the process. The smartest first time buyers slow down, ask questions, and fully understand the numbers before they commit. Closing costs, maintenance, long term plans, and lifestyle all matter just as much as the purchase price. The goal is not to move fast. The goal is to move forward with clarity and confidence.
