This chart has the most telling data regarding current market conditions. 3 years ago, we had less than one month of housing supply on the market, and homes were selling 5-10% above list price. Now, the housing supply is creeping past 5 months, indicating that we are in a buyers' market with many sellers and few buyers.

I predict that mortgage rate changes in September and December will increase demand from homebuyers, resulting in a housing supply of somewhere between 3.5 and 4.5 months by April 2026. Prices continue to slip, finding resistance at the 3-year low. I predict that home prices will continue to decrease marginally until December, when they will stabilize and stagnate until the housing supply is again below 3 months.

The North Texas Real Estate market is one of the strongest and most resilient housing markets in the US. Buying in North Texas is still a safe bet. My advice: if you're on the fence, buy now, use a lender that will do a free refinance within 3-5 years of your purchase, and take advantage of the buyers' market while it lasts.
