Some weeks ago, I met with potential sellers who purchased their home at the height of the West Plano market, just a few years ago. They were a lovely couple from out of state who simply had enough of Texas summers and wanted to be gone before this one officially arrived.
When they purchased their home, it was a 1995 time capsule, complete with honey oak cabinets, fluffy white carpet, and, incidentally, the same wallpaper that I had selected myself in my first home, over thirty years ago.
Their buyer’s agent—a family friend—had assured them when they purchased the home that the value would continue to magically increase because it was on a very nice lot.
Additionally, a property directly across the street had sold for $1,250,000 in 3 days this year. Surely, the couple thought, their home would command a similar price.
When I came to the listing appointment, their property had been on the market for over 40 days, listed with another friend of theirs who was not very familiar with our market.
The home had not been updated at all. It was listed at $1.2 million: $300,000 higher than the sellers paid at the height of the market. She did not want to disappoint her friends with a lower listing price.
Unfortunately, I had to share with them that the market would not support their desired list price of $1.2 million, and no amount of marketing would manifest a buyer interested in overpaying like it was 2021-2023. I could sell their home, but it would not be at a 33% profit in less than three years.
These are harsh words to deliver to a seller, especially when I would love to help sell their property. I have not heard back from them, and their home remains unsold.
